The following terms and conditions show your and our commitment as part of your booking. These terms and conditions govern bookings made with us. We reserve the right to refuse to accept any booking.
You may book your holiday at any time, right up to the date of departure. No extra charges are made for late bookings.
Deposits & Payments
For bookings made 42 days or more prior to the date of traveling, a deposit of 30% is required at the time of booking. The balance of the holiday cost is due 42 days prior to traveling. Any booking made within 42 days of departure will be due for immediate payment in full.
Deposits are non refundable unless otherwise agreed
- For reservations cancelled 55-25 days prior to arrival, the cancellation fee amounts to 60% of the total stay.
- For reservations cancelled 24-15 days prior to arrival, the cancellation fee amounts to 80% of the total stay.
- For reservations cancelled less than 15 prior to arrival, the cancellation fee amounts to 100% of the total stay.
- Non show or early departures, the cancellation fee amounts to 100% of the total stay
We recommend that you take out insurance against cancellation due to unforeseen circumstances.
We reserve the right to alter prices for new bookings at any time but we do guarantee that there will be no surcharges once Youphoria Villas has confirmed a reservation. Only Government action may affect this guarantee.

Can be made, but may incur administration charges depending on the nature of the alteration. A major alteration may be treated as a cancellation.
Transfer of Booking
If you are unavoidably prevented from proceeding with your holiday, you may after giving at least 21 days notice, transfer the booking to another person/s. There will be a charge for administration costs
We are unable to accept responsibility for expenses incurred due to travel delays (please refer to your travel insurance to see if you have sufficient cover for such delays).
We strongly recommend for your own protection that you and all members of your party take out comprehensive travel and medical insurance covering things like valuables theft, flight cancellations and natural disasters.
If you have a complaint during your stay, you must advise us immediately so that we can try and resolve any problems on the spot. If you still remain dissatisfied please write to us within 28 days of your return.
We reserve the right to cancel this booking and to render null & void any documents and tickets issued if payment of monies owed is not received by the due date. Any such cancellation does not negate your liability to pay any cancellation charges incurred according to the above scale (see Cancellation Charges).
We request that you do not smoke inside the villas however, smoking is permitted in the outside areas.
Access to property for maintenance
We and our maintenance crew reserve the right to free access to property when necessary for maintenance reasons.
We reserve the right to refuse to accept you as a client or to continue dealing with you if, in our opinion, your behaviour is disruptive and is causing or is likely to cause damage to property. If we do this, we will not be responsible for any extra costs which you incur.
Damages to Property
You are responsible for any breakages, losses or damage to your accommodation during your stay and will be asked to pay for any necessary repairs or replacements before leaving.
Please note that if you have pre-booked a hire car you will be liable for any excess on the CDW and for any damage to the underneath of the vehicle or to the tires or windscreen, as these are not covered under the terms of your insurance. We do not accept any liability in such instances and you will have to pay for any such damage locally.
Security Breakage Guarantee
On arrival you will be given a registration form to complete as a legal requirement for hotel stays. There we ask you to fill in the details of a valid Credit card for breakage guarantee purposes. (300€ for sea view and 1000 € for beach front) will be required either in cash or credit card upon arrival which will be returned to you on departure.
Pets are welcome at our premises and we require the following simple rules from the owners merely for health and safety reasons.
One dog or pet of up to 7 kilos per villa is allowed.
Dogs must not be aggressive clean and free of fleas. Owners should have proof of current vaccinations.
Owners are required to clean pet waste immediately and dispose of in designated receptacles.
There is a leash-free policy in the villa area but we recommend that you keep your dog on the leash when outside in the street
We ask that owners not allow pets on the furniture or beds. Please ask if you would like a special sheet to cover sofas or beds. Pets must be confined during our villa cleaning process.
We reserve the right to ask Pet owners required to sign an agreements stating they will be financially responsible for any damage caused by the pet and any expenses incurred by the hotel for pet disturbances.
Extra cleaning charges may occur in the event that pets cause disproportionate cleaning requirements.
We provide free of charge waste-disposal bags, dog leashes, a dog fence that can be used to your villa entrance and keep your dog within the villa gardens. Also we provide food and water bowls, a dog bed and bedding.
We can also arrange for Pet walking, sitting and veterinary care.
Passports and Visas
A valid and full passport is essential for all travellers to Crete and must be valid for a minimum of 6 months after the return travel date. If you need to apply for, or renew a passport, it is best to do so as early as possible before your departure date. Visas are not required for passport holders within the EU. Holders of non-EU passports should contact the Greek consulate or embassy for up to date passport and visa information. The name on your flight ticket and passport must correspond. If not, aircraft boarding may be denied and may also result in insurance cover becoming valid. Please note it is your responsibility to have a valid passport and visa for your holiday.
At the present time, no compulsory vaccinations are required for Greece. However, we recommend that you check with your doctor as to what precautions are advisable or necessary at least 2 months before departure. We strongly advise you to obtain adequate travel and medical insurance to cover the entire period of your stay.
Arrival and departure times – Number of people staying
Your villa is reserved for you from 2pm on the date of your arrival and should be vacated by 10.30am on the last day of your holiday (unless prior arrangements have been made with management). Under no circumstances can occupancy numbers, as shown on your confirmation sheet, be exceeded.
EU Health, Safety and Hygiene Regulations
Youphoria villas complies fully with all the EU standards for health, safety and hygiene and it is licensed from the Greek authority GNTO (Greek National Tourism Organisation).
We are not liable for loss or damage to guests, cancellations, delays, caused by acts of God, natural disasters, political reasons, actions on airports, theft from villa break in, acts of governments, wars, terrorist activity, fire or any other reason beyond our control.
Youphoria Villas is not responsible for any physical injuries to guests during their stay with us. Our Properties are not official tourist structures such as hotels but private homes and being as such they do not have the internationally recognized safety standards that hotels adopt.
If you would like the luxurious feeling of swimming in water set at a perfect temperature regardless if it is the cooler part of the season, then we do encourage you to purchase pool heating with us for the duration of your stay.
At Youphoria we are extremely aware of our environmental footprint and we know that pool heating requires a great deal of energy. With that in mind we do request that you consider the carbon footprint of pool heating so enjoy it of course! but use it wisely.
If you opt for your pool to be heated, then we set it up specifically for your visit and aim for the favored and recommended temperature of 28C (as max pool temperature subject to normal daily temperature fluctuations).
Please note that pools can be heated even higher than 28C and we can heat to 32C on request but please be aware that the extra energy required to heat at the higher level will add a charge of 30eur per day to your pool heating charge so it’s a little more expensive than the standard recommended level of 28C.
The use of a pool cover might be able to be provided subject to your villa type and pool cover availability and we try to encourage using them where we can because they help greatly retaining pool temperature over night helping to assure a lovely warm pool is ready for you, no matter how early in the morning you decide to swim!.
To achieve the 28 degrees nominal max temperature usually takes between 24 and 48 hours with the heat pump in solid operation which does mean that we have to request that pool heating is booked and paid for in advance before arrival and has a minimum use of 5 days due to significant energy use at the initiation of the heating process. Once booked, the pool will be heated for duration it has been booked for and will not be switched off beforehand, it can also be extended if requested 24 hours prior to the end of the original heated period.
Guests are kindly informed that we are unable to refund any money or part monies paid in relation to the booking of a heated pool option should you wish to not have use of the heated pool at any time during the booked period.
The cost is 60 € per day for the sea views villa pools and 100 € for the beach front. Please note that pool heating is not turned on in July and August.
